While Leander gets more attention, several Cedar Park communities offer competitive pricing, Leander ISD school assignments, and shorter commutes to the 183A tech corridor — without the MUD tax premium that inflates tax bills in newer Leander developments.

Why Cedar Park Instead of Leander?
The Cedar Park vs. Leander decision usually comes down to three things:
Property taxes: Cedar Park addresses in established areas often carry lower effective tax rates (1.9%–2.2%) than newer Leander communities in MUD districts (2.2%–2.5%). On a $450K home, that can be $1,000–$2,000/year in savings with identical school assignments.
Commute: Cedar Park sits closer to the 183A toll road and the Lakeline Metro Rail station. Tech workers commuting to North Austin or the Domain often prefer Cedar Park's positioning.
School zone: A significant portion of Cedar Park is assigned to Leander ISD campuses — not Cedar Park or Round Rock ISD. If LISD is your priority, verify the specific address. Many buyers don't know they can get LISD schools from a Cedar Park address at a lower tax rate.
