Crystal Falls and Travisso are the two names that come up most often when buyers start researching Leander. Both are master-planned communities. Both are in Leander ISD. Both have strong amenities. And they're priced very differently.

Here's the honest comparison — what each community actually delivers and who each one is right for.

Crystal Falls: What It's Actually Like

Crystal Falls is Leander's most established master-planned community, with the earliest homes dating to the early 2000s. It covers a large footprint — thousands of homes across multiple phases — which means it's less of a single "neighborhood" and more of a collection of sub-neighborhoods with varying character.

What Crystal Falls does well:

  • Mature trees and established landscaping — something newer communities literally cannot offer for years
  • Golf course access — the Crystal Falls Golf Club (18-hole) is a genuine amenity for people who use it
  • Price range accessibility — you can find resale homes in Crystal Falls from the high $300s up through $900K+, which means more buyers compete for your home when you sell
  • Established community feel — the neighborhood has existed long enough to have real social fabric: active HOA, established neighborhood events, neighbors who have lived there for 10–15 years

What Crystal Falls doesn't do as well:

  • Cellular connectivity — this is the most consistent complaint on r/Leander. Parts of Crystal Falls (especially further west and south) have notable dead zones. The HEB on Hero Way is frequently cited. Verify coverage at the specific address before buying if you work from home or depend on mobile data.
  • Construction quality variance — the community was built across two decades by multiple builders. Early 2000s homes have different quality profiles than 2015+ builds. Inspect carefully.
  • HOA management — the Crystal Falls HOA has had well-documented management turnover and governance issues over the years. Check current reviews and the status of any ongoing disputes before closing.

Travisso: What It's Actually Like

Travisso is Leander's "show" community — the one that gets featured in press coverage and ranked in national top-neighborhood lists. It's positioned as the hill country resort experience within city limits.

What Travisso does well:

  • Views — Travisso is built on elevated terrain with genuine hill country views from many lots. This is the most authentic difference from most of Leander.
  • Amenity package — the Travisso amenity center is legitimate: resort-style pools, tennis courts, outdoor kitchen facilities, event lawn, and a community center that's actually used.
  • Newer construction — all homes are 2015 or newer. Less deferred maintenance risk.
  • Premium community character — HOA rules are enforced consistently, streets are maintained, landscaping is manicured. If you value that, Travisso delivers it.

What Travisso doesn't do as well:

  • Cellular coverage — same problem as Crystal Falls, arguably worse in some pockets due to terrain. This is the most common complaint from Travisso residents.
  • Price — you're paying a significant premium for the brand. The entry point is around $550K for a standard home; you're quickly at $700K+ for something with views and space. That premium may or may not hold on resale depending on how the broader Leander market performs.
  • Isolation — Travisso's location is beautiful but further from retail and services than Crystal Falls. Your grocery run involves more driving. Factor that into daily life.
  • HOA cost — at $150–$200/month, it's meaningfully higher than Crystal Falls and adds to the total cost of ownership.

The School Question

Both neighborhoods are served by Leander ISD. The specific campus assignments differ — Crystal Falls feeds primarily to Whitestone Elementary, Leander Middle, and Leander High or Vista Ridge depending on your address. Travisso primarily feeds to Cypress Ranch Elementary, Leander Middle, and Vista Ridge.

Neither set of campuses is objectively better — Vista Ridge and Leander High are fully competitive academically. The difference is social: your kids will go to school with your neighbors' kids, so the neighborhood you buy into is also the community your kids grow up in.

Check your specific address against the LISD boundary map before closing. Boundaries change as the district manages enrollment growth.


Who Crystal Falls Is Right For

  • Buyers with a budget of $380K–$600K looking for established character and mature landscaping
  • Golf enthusiasts
  • Buyers who want resale liquidity — larger, broader buyer pool at closing
  • Families who want an established neighborhood social network

Who Travisso Is Right For

  • Buyers with $600K+ budgets who want the premium product
  • People who specifically value hill country views from their property
  • Buyers who prioritize newer construction and resort amenities
  • Those who will appreciate — and use — the premium amenity package

My Honest Take

For most buyers comparing these two, the decision comes down to budget. If you're at $450K–$550K, Crystal Falls gives you more home for the money with the tradeoff of variable construction quality and HOA governance history. If your budget is $650K+, Travisso delivers a more consistent premium experience.

The cellular issue is real in both — drive to the specific home you're considering, step outside, and check your signal before you sign anything.
