For buyers relocating from California, Florida, or Arizona, a pool is often a baseline expectation, not an upgrade.

The good news: Leander has enough inventory that you don't have to settle. The slightly more complicated news: pool homes come with nuances that affect both the buying and selling side.

What Pool Homes in Leander Actually Cost

Pool homes in Leander span a wide range depending on neighborhood, home size, and pool type:

$400K–$500K range: You'll find resale homes in communities like Larkspur, Block House Creek, and Caballo Ranch with modest gunite or fiberglass pools — typically older installs from the 2010s. Functional but may need equipment updates.

$500K–$650K range: This is where inventory gets more interesting. Communities like Crystal Falls and Travisso have resale homes with larger lots and newer pool builds — often with spa features, extended decks, and outdoor kitchen setups.

Here's what I walk buyers through on every pool home inspection:

Pool age and condition. A gunite pool properly maintained can last 30+ years. An unmaintained pool can become a six-figure liability. Always hire a dedicated pool inspector alongside your general home inspector. The pool inspection should include the equipment (pump, filter, heater, automation system), the plaster/pebble surface condition, any visible cracks, and the decking.

Equipment age. Pool pumps, filters, and heaters have 8–15 year lifespans. A pool with a 12-year-old heater isn't a dealbreaker, but it's a negotiating point. Ask for documentation on the last service.

Permit history. Any pool built or significantly modified in Williamson County should have permits on file. Unpermitted pools can create title and insurance complications. Your title company will flag this, but it's worth asking up front.

Water features and automation. Homes with waterfalls, spa spillovers, LED lighting, and smart automation systems (Jandy, Pentair) are desirable — but also more to maintain. Know what you're inheriting.

Best Neighborhoods for Pool Homes in Leander

Crystal Falls — Best for buyers who want an established neighborhood with mature landscaping, golf course proximity, and premium pool setups. Resale inventory is consistent here.

Travisso — Newer builds with larger lots. Many custom pools installed post-close. Gorgeous hill country views from some lots.

Larkspur — Most active resale community in Leander. Regular turnover means pool homes come up consistently. Good for buyers in the $450K–$575K range.
