Rancho Sienna is a master-planned community located in Liberty Hill, TX — but it sits right on the Leander/Liberty Hill border and is served by Liberty Hill ISD, which is an important distinction for buyers assuming Leander ISD enrollment. If the school district is a deciding factor for your family, confirm which schools your specific lot feeds before making an offer.
The community was developed by Century Communities and features a mix of single-family homes ranging from the mid-$300s to the upper $500s, making it one of the more price-accessible master-planned options in the greater Leander area.
What Rancho Sienna Offers
Amenities: The community amenity center includes a resort-style pool, splash pad, playgrounds, walking trails, and event lawn. It's built for families and delivers the kind of lifestyle infrastructure that master-planned communities are known for.
Home styles: Century Communities builds a range of floor plans here — from smaller starter homes in the 1,600–2,000 sq ft range to larger family homes pushing 3,500+ sq ft. Most homes feature open-concept layouts, modern kitchens, and covered patios standard or as upgrades.
Location: Rancho Sienna sits off Ronald Reagan Blvd near the 183A corridor. The 183A toll road makes Austin commutes manageable — downtown Austin is roughly 35–45 minutes depending on traffic and your exit. The Domain is about 25–30 minutes.
Community feel: This is a true neighborhood — active HOA, organized community events, and well-maintained common areas. If you want that established suburb feel with newer construction, Rancho Sienna delivers it.
What to Know Before You Buy in Rancho Sienna
Liberty Hill ISD, not Leander ISD. This is the #1 thing buyers miss. Liberty Hill ISD is a good district — it's growing and has strong community support — but it is a different district than Leander ISD. If you've been comparing schools and Leander ISD is a requirement, verify your assignment before proceeding.
MUD taxes. Like most master-planned communities in this area, Rancho Sienna carries a Municipal Utility District (MUD) tax on top of standard county property taxes. This adds several hundred to a few thousand dollars annually to your tax bill depending on the remaining bond debt. Always ask for the full tax rate — not just the base rate — when evaluating affordability.
HOA fees. Rancho Sienna has an active HOA with annual fees. These cover the amenity center, common area maintenance, and community programming. Get the full fee schedule and review the HOA financials and reserve fund before closing.
New vs. resale. Century Communities still has active new construction in Rancho Sienna. If you're comparing new construction vs. resale within the community, the math is different — new builds come with builder warranties but often less negotiating flexibility on price. Resale homes may offer more negotiating room, especially in today's market where inventory is elevated.
