Recent Work

Some of what we’ve been building.

A few jobs from around Central Texas. Not staged, not stock — these are photographs from the sites themselves, including one taken before the job was done.

Brass globe pendant lights installed over a white marble double vanity in a dark primary bathroom
LightingCentral Texas

Brass pendants over a marble vanity

Matched brass globe pendants hung over a marble double vanity. Hanging fixtures over stone leaves no margin for error: the drops have to be plumb, evenly spaced, and set at a height that lights the face rather than bouncing off the mirror behind it. Get the height wrong by two inches and everyone who uses the room sees it every morning.

Custom built-in shelving wall with walnut interiors and concealed LED strip lighting, under construction
Carpentry & LightingCentral Texas

A built-in wall that lights itself

A full-wall built-in with walnut-faced boxes, a recessed television bay, and LED strip concealed in every shelf. The strips sit in channels cut into the shelf edge so the light reads as an even glow instead of a row of dots, and every run comes back to one switch. The floor went down under ram board and tape before the first cut was made.

Large black iron candelabra chandelier installed in a two-storey entry with a round window
LightingCentral Texas

Twenty lights, two storeys up

A twenty-light iron chandelier set into a two-storey entry. At this height it is a rigging job as much as an electrical one — the box has to be rated for the weight, the chain measured so the fixture lands right for the room rather than right for the ceiling, and the whole thing lifted and levelled from a ladder without marking the walls.

Three meter sockets and disconnects being installed on the exterior of a multi-family building
Meter & Service WorkCentral Texas

Rebuilding a meter bank, mid-job

A three-unit meter stack going back on the side of a multi-family building: gutter trough across the top, meter sockets and disconnects below, all fed from a single point. Work like this has to satisfy the utility and the inspector at the same time, and the tenants inside cannot sit in the dark while it happens.

Completed three-unit meter stack with emergency disconnect switches on an apartment building exterior
Meter & Service WorkCentral Texas

The same job, finished

Three meters, three emergency disconnects, every conduit run plumb and every label square and legible. Exterior emergency disconnects are standard on rebuilt services now, which is why older apartment buildings around Austin keep needing their meter banks replaced rather than patched.

How we work on jobs like these

Sanches Group runs the project. We scope it, schedule it, bring in the right people, and stay accountable for the result — one point of contact from the first walkthrough to the last punch list item.

Our own crews self-perform construction and finish work: remodeling, carpentry, drywall, paint, flooring. Licensed trades — electrical, plumbing, HVAC and roofing — are performed by appropriately licensed contractors we engage and manage. Sanches Group does not hold, and does not claim to hold, trade qualifier licences in those categories. We manage the scope, the schedule and the standard, and we stand behind the finished job.
